Site Tour - Marine Gateway Development Building Tour

Marine Gateway development in Vancouver, an 80,000 square meter mixed-use project located on the city's new rapid transit line. Marine Gateway sets a standard for sustainable development associated with mass transit and includes a district energy system, an extensive water resource management plan, high-performance building envelope and shading strategies while incorporating two transit stations.

The building is basically complete with occupancy already awarded. After lunch we will have a brief introduction to the project history and process by Ryan, followed by a group tour through Highstreet. From there we can break into two groups to tour the office (Ryan will start at the lobby, and Joshua will start at Level 18).

Ryan Bragg is the development lead. Previous city-scale projects include the transformation of a complete city block into the Princess Street Campus for Red River College in Winnipeg and the regeneration of Rotherham City Centre in the United Kingdom.

Joshua Rudd is an intermediate designer and recently attained his Certified Passive House Designer designation.

NOTE: PPE is not necessary on this tour.

Luncheon - Fireproofing 101: Back to the Basics

This session will discuss the basics of fireproofing in the design and construction of building projects today. It will address questions on why and when it is required, what the testing requirements and certification processes are, and provide a review of ULC /ITS classifications. A brief explanation of the different types of cementitious and intumescent types of fireproofing materials that are available in the market will be carried out as well as a discussion on where each type of product should be specified and used (ie. advantages / disadvantages). This presentation will also include a review of the different types of finish levels for intumescent fireproofing and photos of different types of applications.

Learning objectives will include the following:
  • Why Fireproofing is required
  • What are the testing requirements and certification process for fireproofing materials and the ULC / ITS classifications
  • What are the different types of cementitious and intumescent types of fireproofing materials that are available in the market.
  • Where each type of product should be specified and used (advantages / disadvantages)
Ron van Frankfoort has been involved in the fire protection industry for approximately 28 years. For the first 12 years of his career he was a consultant with Leber-Rubes Inc., a Fire Protection Consulting Engineering company based in Toronto. He’s since been employed by AD Fire Protection Systems, a manufacturer of fireproofing and firestopping materials for the past 16 years and the Director of Sales for Canada and the US in the past 5 years.

This presentation outlines basic acoustic principles and definitions, specifically the transfer of impact and airborne sounds in multi-story buildings. Efficient means of acoustic insulation will be discussed using multiple case studies of recent floor-ceiling assemblies. This presentation benefits industry professionals such as architects, designers, acoustic engineers, builders, and general contractors interested and/or concerned with acoustic insulation of multi-story buildings.

Luncheon - Risking it All: The Consequences of Failing to Uphold Worker Safety Regulations

Through a review of some recent high-profile workplace accidents which resulted in catastrophic injuries or fatalities, this session will focus on the risks associated with responsible parties failing to uphold work safety regulations. The session will address issues like who is responsible for upholding such regulations, what the consequences can be for failing to do so, and the contemporary approach of government regulators such as WorkSafeBC to these incidents. This session will be relevant to anyone involved in the construction process, including persons responsible for the design or planning of construction methods

At the end of this presentation, participants will be able to:

  1. Current understanding of Workplace Safety Regulations in British Columbia
  2. Understand the responsibility and consequences of failing to uphold these regulations
  3. Approach and response of government regulators such as WorkSafeBC

David’s practice is almost exclusively focused on construction matters since joining Jenkins Marzban LLP in 2015. David acts for all types of parties in the construction industry, ranging from owners and general contractors to material suppliers. David represents his clients in all aspects of the dispute resolution process, including mediation, arbitration, litigation and settlement negotiations. David was called to the British Columbia bar in 2011.

Luncheon - Green Roof Design for Stormwater Management

Green roofs have been consistently experiencing double-digit growth over the past decade. A major driving force has been stormwater management. This luncheon meeting will discuss how to design green roofs specifically for stormwater management and examine various municipal policies and programs and their pros and cons in promoting green roof installation for stormwater management.

The stormwater management potential of a vegetative roof depends on its water storage capacity as well as the rainfall pattern and climate zone where it is located. Water detention and retention characteristics of the individual components will be looked at and a review of how these components interact within a green roof system to manage stormwater runoff.

The sessions will also demonstrate how innovative water retention materials can maximize water storage while keeping the weight low. A concept of water-retention-to-weight ratio will be introduced to compare different green roof components to assist designers to make the proper choices.

A case study: The Broadway Tech Centre will be used to illustrate how these tools can be used in designing green roofs for stormwater management.

At the end of this presentation, participants will be able to:

  1. Understand the principal mechanisms behind how green roof manages stormwater 
  2. Design a green roof to meet prescriptive- or objective-based stormwater policies 
  3. Design green roofs for stormwater management using technical principles and data 
  4. Specify green roof components/systems based on water-retention-to-weight ratio

Dr. Karen Liu is the product manager for Bonar Xeroflor. She has been conducting green roof research since 2000 when she was a research officer at the National Research Council (NRC) in Ottawa, and led the green roof research team at the British Colombia Institute of Technology (BCIT) in Vancouver. Karen established the first North American field facility dedicated to green roof research and conducted several field studies across Canada to study the climate sensitivity of the technology. She now focuses her work on product development at Bonar Xeroflor.

The Vancouver Regional Construction Association (VRCA) represents the industrial, commercial and institutional construction industry in the Lower Mainland, one of the most dynamic and forward-thinking industry sectors in British Columbia that drives significant economic benefit provincially, regionally and locally.

Recent statistics from the Ministry of Jobs, Tourism and Skills Training show that growth across BC is strong with the estimated capital cost of proposed construction projects throughout the province hitting $270 billion. With $82 billion of construction currently underway in BC, the industry has a busy future ahead!

In this lunchtime conversation, VRCA President, Fiona Famulak, will highlight the opportunities and challenges facing the industry in the coming years, and describe how the VRCA is working diligently to support those who operate in it. Luncheon - Parking Structures: Design, Construction and Maintenance - CSA Standard S413

Parking structures are unique. They are exposed to many severe influences such as de-icing salts, freeze-thaw cycles, temperature changes, wear and snow removal. And even though they are subjected to these influences, they are quite often the most neglected part of a complex from both a design and maintenance point of view. In many cases, immediate savings are pursued in design and/or construction, which is then followed by minimal maintenance, resulting in potentially significant short and long-term consequences.

Design of parking structures is regulated by the Building Code (4.4.2) which requires design in conformance to CSA-S413. In this presentation, the design requirements in CSA-S413 Parking Structures will be reviewed. The importance of the requirements will be discussed with examples on what can happen if they are ignored both at the design phase and long-term occupancy phase.

  • Attendees will acquire an understanding of architectural and structural design requirements of concrete parking structures under CSA-S413.
  • Attendees will understand what can happen if these requirements are ignored both at the design phase and long-term occupancy phase.

Sylvie Mercier specializes in the evaluation and repair of concrete structures, prime consulting and the functional planning, Design and restoration of parking facilities. Her wealth of experience includes facility condition assessments, project management and design of parking structures, institutional, research and commercial buildings, as well as seismic upgrades and renovations. After completing her education at the University of Waterloo and working at an engineering firm in Montreal, Sylvie joined RJC Vancouver in 1992.

Sylvie is an active member of the Canadian Parking Association, and keeps abreast of current trends in parking design throughout North America.

Luncheon - Rainscreen and the Resurgence of EIFS

This Presentation will:

  • Address the four principal aspects of Environmental Separation that are applicable to EIFS: Protection from Precipitation; Heat Transfer; Air Leakage; and Vapour Diffusion.
  • Delve into the Fire Protection Articles of the National Building Code of Canada that apply to EIFS, most notably those involving Non-Combustible Construction, Spatial Separation, and Exposure Protection.
  • Discuss designing and detailing considerations with special attention to interfaces with other building elements, termination points, expansion joints, and drainage. The presentation wraps up with an outline of the EQI EIFS Quality Assurance Program (QAP), which is an initiative of the EIFS Council of Canada (ECC).

Learning Objectives:

  • Attendees will acquire an understanding of EIFS as a viable option to other cladding systems.
  • Attendees will learn the value of placing the primary resistance to heat transfer, air leakage, and condensation control outboard of the structure.
  • Attendees will understand how EIFS meets the fire protection objectives of the model building code. The three-dimensional colour illustrations enable attendees to visualize how these systems can be integrated into their designs.
  • Attendees will gain an appreciation for the various industry initiatives undertaken by the ECC on behalf of the industry.

Andre Turrin joined DuRock in 1997 and in 2006 he assumed the role of Technical Director for the company. In 2006 Andre was elected to the EIFS Council of Canada Board of Directors, where he continues to serve to this day. Andre actively participated in the development of the EQI EIFS Quality Assurance Program and Andre is a member of the ULC Task Group that developed the three CAN/ULC-S716 EIFS Standards. Andre also participated in a Joint Task Group of the Standing Committees on Environmental Separation, Houses and Small Buildings, and Energy Efficiency in Buildings, which proposed changes to reference the S716 Standards in the 2015 National Building Code of Canada.

BIM is the 'in' word but what does it actually mean and how does a BIM process impact the deliverable from design to build and from build to operate?

This session aims to be thought-provoking, challenging currently accepted processes, encouraging consideration of alternative electronic means of communication and pondering the benefit to be gained from being able to see through the paper, to read the data.

  • What are you and your staff actually doing when they work with a BIM enabled piece of software? 
  • What are the standards, BIM PEP’s (Project Execution Plan) and LOD / MPS’s (Level of Development / Model Progression Specification) and why do we need them? 
  • What are Owners / Operators hearing and starting to ask for? 
  • What are the risks in moving, or not moving, in this new direction?

We communicate increasingly via email, instant messenger, texts and tweets as well as over the phone. Books and magazines are going digital and posting letters is becoming a thing of the past. We listen to digital music and watch digital TV; yet, in the AEC industry, we continue to communicate design intent on paper. Deliverables at the end of a project are typically 2D black & white paper drawings and binders full of paper, none of which is searchable, editable or even available immediately at handover. How can we look beyond paper; through into the world of data?

What protection does liability insurance provide?

What can design professionals do to minimize liability risk?

Glen Boswall will address these questions and more as he reviews the law governing design professional liability arising from tort, contract, and statute. His discussion will include standard of care, fiduciary duty, Letters of Assurance, field review, and building codes and what protection liability insurance does and does not provide.

Glen is a partner at the Vancouver law firm Clark Wilson LLP. He has extensive experience in construction and insurance law and has litigated many cases including a recent major lawsuit concerning the BC Place roof replacement project.

Luncheon Meeting: Site Tour - UBC Student Union Building

Members of the architectural team will present the essential ideas of the UBC Student Union Building, designed by Dialog in joint venture with B+H Architects. Following the concept presentation there will be a walking tour on the facility under construction.

The New SUB Building is conceived of a means of shaping flows through space – flows of peoples, of materials, ecologies, energies…and ideas. 4d sustainability depends on both: - a deep understanding of and sensitivity towards the nested scales of flows and flow exchanges through and across the site; and – the exchange of ideas, aspirations and everyday actions towards more sustainable possible futures.

Moveable, reconfigurable, de/reconstructible systems allow flexibility to respond to short-term changes (hours, days, months, etc). Durable materials and non-prescriptive elements allow for adaptation to occur over longer timescales. The skillful combination of the two provides a robust and nimble capacity to respond to the challenges of designing for unknowable futures.

Bruce’s architectural and urban design work has been recognized globally, particularly for the Governor General’s and World Architecture Festival winning design of the Nk’Mip Desert Cultural Centre in Osoyoos, BC. He has extensive experience in institutional, social services, residential, retail and First Nations projects with work ranging widely from wastewater treatment plants to cafes.

Builders liens can be a very effective tool for securing unpaid amounts by various participants in the construction industry. Despite their effectiveness, builders liens are very technical and require meticulous compliance with the applicable legislation - the Builders Lien Act.   • how to properly file a lien;

How are your specifications perceived by the trades? Dave Sherley will review examples of typical tile specifications, relay how they’re perceived by the trades, and present an approach that clearly communicates consultants’ intentions for preparation products, setting systems, grouts, sealers and other areas of tile specification.

This approach is founded on the 2012/2014 Specification Guide 09 30 00 Tile Installation Manual, a practical, customizable master specification guide published by the Terrazzo, Tile & Marble Association of Canada (TTMAC). The Specification Guide streamlines the preparation of specifications to describe the installation and performance requirements for ceramic and stone tile installations. It is the most comprehensive up-to-date tile installation standard available in Canada.

The TTMAC was founded in 1944. Its mandate is to develop methods of standardizing terrazzo, tile and marble installation techniques, as well as being a technical resource and liaison for architects, specifiers, designers and engineers.

With 25 years of manufacturing building products experience, David Sherley is recognized as key resource for the trade and builders across Western Canada. David has been a TTMAC member for 16 years, been a committee board member and been responsible for TTMAC training for 16 years.
